As you consider your investment, you will need to ensure a few key things to make sure your investment is safe, sound, and profitable as well as enjoyable for those who will be staying in your Vacation Rental.  In this email we will highlight a few things you need to try to get looked at before you buy.



Items To Consider For An Investment Property

  • Climate Impact: Florida’s subtropical climate means properties are subject to high humidity, intense sunlight, and occasional hurricanes. Look for moisture-related issues like mold, roof and window integrity to withstand heavy rains, and overall structural soundness.


  • Termites & Palmetto Bugs: Start the slate clean and make sure you have a good inspection prior to your purchase to ensure you do not have a potential problem, then have the property checked on a regular basis to make sure they do not move in, caused structural damage, or health concerns.


  • Air Conditioning Systems: Florida’s hot and humid conditions are brutal on an Air Conditioning System. Have it inspected regularly to ensure proper ventilation, function, humidity control and to prevent mold & mildew growth.


  • Pools: If the property has a pool, ensuring it is safely maintained is crucial for you. This includes regular cleaning, chemical balance checks, and securing the pool area to prevent accidental drownings, especially children who may be using the property.


  • Flooding: Due to its proximity to the coast and relatively flat terrain, many areas in Florida are at risk of flooding. Make sure to check the flood zone designation for the property, appropriate flood defenses, and have adequate flood insurance coverage.


  • Security Measures: As this home may be vacant at times, have a good security system, use automatic lights, and possibly have a property management service to do regular check-ups to make sure the property is secure.


  • Fire Safety: Make sure that the home has smoke detectors, fire extinguishers, a well-maintained fireplace/ chimney (if applicable), and an evacuation plan….especially it the home has a second story.
